Service Description and Scope
Hillsborough Roofing Pros provides roof repair, roof replacement, storm damage restoration, and commercial roofing services. Every project begins with a thorough inspection of your roof deck, flashing, and ventilation. We identify issues like rot, decay, or granule loss before they worsen.
Our crews handle the full tear-off of old shingles, install self-adhered underlayment, and secure each field course with ring-shank nails. We use staggered courses and starter courses to ensure proper water shedding. If a recover or overlay is possible, we will recommend it only when it will last. Otherwise, we advise full replacement to prevent water from seeping into the structure.

Estimates and Pricing

For larger commercial roofing projects, we offer progress billing. You will receive invoices at each milestone, with a final invoice after inspection. Late payments may incur a 1.5% monthly finance charge.

Cancellation Policy
You may cancel your project at any time before work begins. If you cancel after the deposit is paid, we retain a $250 administrative fee to cover scheduling and material preparation. If we have already purchased materials, we will refund the deposit minus the cost of those materials.
Once work begins, cancellation is only possible if we have not completed a major portion of the project. In that case, you pay for the work completed to date, plus materials already ordered.

Limitation of Liability
Hillsborough Roofing Pros is not liable for damages resulting from acts of nature, including hail, wind, or ice dams, unless we failed to address a known issue within our control. We are not responsible for pre-existing conditions such as rot, decay, or structural settling that we did not cause.
Our liability is limited to the amount you paid for the specific service performed. We are not liable for indirect damages, such as water damage to interior finishes, unless caused by our gross negligence.
We recommend documenting any pre-existing damage before work begins. Photos and notes help protect both parties.
Governing Law and Disputes
These terms are governed by the laws of the State of New Jersey. Any disputes arising from our services will be resolved in the courts of Somerset County, New Jersey.
